Sub Association

The Fifth Addition Condo Association is one of the areas built as part of the Planned Unit Development (PUD) phases of Trevi Gardens. It consists of 31 properties aligned along three private streets: Argenta Drive and the horseshoe-shaped Resina and Messina Drives. Many of the homes and duplexes have a view of the Trevi pond. There are still two lots available for development.

Residents in the Fifth Addition Condo Association are members of the Trevi Gardens HOA as well as members of their own association, which has its own by-laws to govern the maintenance of common elements.

Currently the Fifth Addition Condo Association is inactive. For those who own property on Resina Drive, Messina Drive or Argenta Drive, membership in the Fifth Addition Condo Association and the Trevi Gardens HOA were a condition of your home purchase. The Trevi Gardens HOA strongly encourages its members living in the Fifth Addition Planned Unit Development to organize and incorporate their sub-association. Management of the common elements within the sub-association is essential and will help preserve and enhance property values. Eventually, the sub-association may want to consider collecting assessments in order to save for the much anticipated repair and maintenance costs to keep these common elements safe and in good working order. Please note that the following streets Resina Drive, Messina Drive, and Argenta Drive are all common elements owned by the residents residing in the Fifth Addition Condo Association. For a comprehensive list of all other common elements within the Fifth Addition Condo Association, please refer to the sub-associations covenants, Section 1 — Definitions, Sub-Section (f) — Common Elements.

The Fifth Addition Condo Association is ultimately responsible for the administration, repair, and maintenance expenses associated with all common elements outlined in the aforementioned sections of the sub-association covenants. Yearly assessments collected by the Trevi Gardens HOA do not pay for these common element expenses. It is urged that residents review and understand their covenants.
